Residential Management Surveyor
Vacancy Introduction
The Society is seeking a (Part time) Residential Management Surveyor to undertake the day-to-day management of its sizeable residential property portfolio throughout East Anglia, approximately 220 residential tenancies with a rent roll of £1.9m per annum. Managing the operational and residential investment property holdings, together with their respective budgets.
This is a hybrid-working position which will require you to balance time in our office (Wherstead Park, Ipswich) and working from home, the arrangements of which will be discussed at Interview.
Role Responsibility
- Managing tenancy applications, referencing, credit checks and tenancy agreements in conjunction with the Letting/Managing Agents.
- Day to day Management of the residential portfolio including liaison with the Managing Agents.
- To take ownership of rent reviews and tenancy renewals and ensure that they are implemented and concluded in a prompt, efficient, and professional manner that provides best value for the Society.
- Residential Property Inspections – conducted every 6 to 12 months.
- Refurbishment and maintenance of the residential portfolio.
- Ensuring compliance to Housing Act covenant and any other legal compliance needed, i.e. Section 21 and Section 8 notices.
- Residential debt monitoring, recovery and management.
- Sales of residential properties.
- Ensuring satisfactory completion and handover of residential new builds.
- Providing an outward facing and customer focused point of contact for the residential tenants.
- To ensure that Landlord’s obligations under the terms of the investment tenancies are discharged and implemented. Where necessary to arrange repairs and maintenance in liaison with in-house Building Services team.
- To ensure that Tenant’s obligations under the terms of the tenancy are followed, address issues and implement action where breaches are discovered.
- To ensure maintenance of correct property records and Property Management Database (Propman) and provide training, where necessary.
- Problem solving and troubleshooting, where necessary, for any problems with the Property Management Database (Propman)
- Ensuring website is kept updated for residential properties
To assist with:
- Implementing business & policy changes, statutory & legislative directives
- To build and sustain professional relationships with tenants, partners, consultants and other stakeholders.
- Budgetary preparation of Property Maintenance and Project budgets on behalf of Head of Property
- Implementing policy, best practise procedures and statutory and legislative directive appertaining to residential property.
The Ideal Candidate
Essential Skills, Knowledge & Experience
- A degree or similar in a property related subject.
- Qualified professional Surveyor, Chartered or Associate RICS member.
- At least 3 years relevant business experience.
- Computer literate with good knowledge of office computer systems including Microsoft Excel, Word, Outlook and Teams.
- Experience of a computerised Property Management/terrier.
- Proactive attitude with good communication skills with the ability to interact effectively with internal and external partners, customers and stakeholders.
- Effective negotiating skills, planning, organising, ability to work on own initiative as well as part of a team, drive for achievement, positive approach to change.
- Full UK driving licence.

- Planning or forecasting strategic changes and proactive thinking.
